Dubai South Reports Record Growth Across Aviation & Real Estate

Dubai South, Dubai’s largest single-urban master development, ended 2025 with strong performance across aviation, logistics, and real estate sectors.

The development welcomed 653 new companies, bringing the total to over 4,200 operational businesses and achieving a 90% retention rate among existing firms. New business licenses rose 65%, reflecting growing investor confidence in Dubai South’s ecosystem.

In real estate, The Pulse Beachfront delivered 800 residential units, with around 1,300 more units scheduled for handover in 2026 at South Bay and South Living Tower. Popular projects launched in 2025, including HAYAT by Dubai South, Beachfront Gates, and South Square, were fully sold out.

Dubai South also announced its first retail and lifestyle hub, South Bay Mall, covering 200,000 sq. ft., which will offer retail, dining, and wellness experiences for residents.

The Logistics District saw key developments, including new facilities from Expeditors, Ford, and the DHL Innovation Centre. Strategic agreements with global logistics players like DHL and UPS expanded operations in the district. Multi-user facilities were launched to support SMEs, while EZDubai, the dedicated e-commerce zone, helped strengthen the UAE’s growing AED 32.3 billion e-commerce market.

The Mohammed bin Rashid Aerospace Hub achieved major milestones in 2025. Strategic agreements were signed with aviation leaders including Avia Solutions Group, Atherion Aerospace, UUDS, Tariq Al Futtaim, and Al Burj Holding. New facilities such as Satys, Tim Aerospace, and RH Aero opened, while GE began a new built-to-suit facility.

To meet growing aviation demands, the hub launched major projects, including a Sky Support Complex and the VIP Terminal Boulevard, aimed at attracting top aviation companies and luxury retailers globally.

We will continue to deliver world-class infrastructure and support Dubai’s growth as a global economic and aviation hub.”

Dubai South is designed as an integrated aviation and logistics ecosystem, connected by multi-modal transport networks, aiming to create a vibrant living and working community with world-class infrastructure.
