The AA Tower, a well-known building on Dubai’s busy Sheikh Zayed Road, is now being offered as freehold property. This means people from all around the world can buy apartments and offices there with full ownership rights.
The AA Tower is owned by Ahmed Mostafa Ahli Investment Group. It has many apartments and offices, and selling these properties as freehold is a big step for Dubai’s real estate market. This decision was made by the Dubai government to boost the freehold property market and give more chances for investors to buy properties.
Right now, listings show that one-bedroom apartments in the AA Tower are priced between 3.4 million and 4.5 million dirhams.

Earlier this year, Dubai made a new rule. This rule allows private developers who own buildings or land on Sheikh Zayed Road and in the nearby area called Al Jaddaf to change their properties to freehold status. Before this, only some areas in Dubai allowed freehold ownership. Now, more people can buy properties freely in these important parts of the city.
Marwan Bin Ghalita, the head of Dubai Land Department, said that letting owners convert their properties to freehold will help Dubai’s property market grow a lot.
The AA Tower is a tall building with 60 floors. It has 369 apartments, including 195 one-bedroom apartments. It also has 26 offices, 5 shops, and 447 parking spaces. Owners can even combine one-bedroom and two-bedroom apartments if they want more space.
Mohanad Alwadiya, the CEO of Harbor Real Estate, called the AA Tower a “game-changer” for Dubai’s real estate market. He said the tower’s location on Sheikh Zayed Road, one of Dubai’s most famous streets, offers great opportunities for investors from inside and outside the country. He added that this project will set a new standard and show the world that Dubai has unique and excellent investment options with freehold ownership.
In January, Dubai announced more new plans to improve the real estate market. These plans allow 457 plots of land to be converted to freehold. Out of these, 128 plots are on Sheikh Zayed Road and 329 are in Al Jaddaf. Both areas are seeing a lot of new projects being built.
Sheikh Zayed Road has been getting a lot of attention lately because of new projects like the Burj Azizi skyscraper and the 80-story Trump Tower, which just started selling apartments.
There are also more towers on Sheikh Zayed Road expected to become freehold soon. An estate agent said there are many investors interested in properties on Sheikh Zayed Road, both new buildings and older ones. With new projects expanding towards the Dubai Water Canal and Al Safa areas, there are many choices for buyers.
For example, AHS Properties has launched a big project called Casa AHS near the Dubai Water Canal. This project, worth 2.75 billion dirhams, will have only 32 homes, including luxurious sky villas, mansions, and sky palaces. These homes will be very spacious, ranging from about 5,000 to nearly 30,000 square feet, and will have private elevators.
One estate agent said it’s clear that freehold property buying and living on Sheikh Zayed Road is going to become very popular again soon. The market is ready for a new boom.
