Al Hudayriyat Island has rapidly evolved into one of the most prominent urban destinations in Abu Dhabi, showcasing a successful model of modern, sustainable development. In just a few years, the island has transformed from a relatively isolated area into a vibrant hub that seamlessly integrates luxury living, sports infrastructure, and beachfront leisure.
This transformation reflects a broader strategic vision aimed at enhancing quality of life while diversifying the emirate’s tourism and investment landscape. The development also highlights Abu Dhabi’s commitment to balancing urban expansion with environmental sustainability and the preservation of natural ecosystems.
Developed by Modon Holding, the island benefits from a comprehensive master plan that leverages its prime waterfront location. Its direct connection to the mainland through a modern road network ensures easy accessibility while maintaining its unique identity and natural charm.
A key feature of Al Hudayriyat Island is its focus on promoting an active lifestyle. The development includes expansive open spaces, scenic waterfronts, and dedicated walking and cycling tracks, creating an ideal environment for outdoor recreation and community engagement.
From an economic perspective, the island plays a vital role in supporting Abu Dhabi’s tourism, hospitality, and sports sectors. Regular events, competitions, and community activities hosted on the island contribute to economic growth and open new avenues for investment, aligning with the emirate’s strategy to strengthen non-oil sectors.
On the residential front, Modon Holding has introduced several high-profile projects. The “East Hill” development within the Nawayef community stands out, inspired by California’s Newport Hills and situated atop a 60-metre man-made hill, offering panoramic views of the city skyline and the Arabian Gulf.
In May 2025, the company launched “Nawayef Village,” a gated townhouse community inspired by Tuscany’s architectural style. All 378 units were sold out, generating approximately AED 2 billion in sales, reflecting strong investor demand.
Further strengthening its portfolio, Modon launched “Wadeem” in July 2025—the island’s first residential land plot development. The project, comprising over 1,700 plots along with essential community facilities such as retail outlets, a school, mosque, and central park, sold out completely, achieving AED 5.5 billion in sales.
In December 2025, the company unveiled “Bashayer,” the island’s first waterfront residential community, which also recorded a full sell-out with sales reaching AED 3 billion. During the same period, Modon awarded a major construction contract worth AED 5 billion for the “Nawayef East” and “Nawayef West” projects, marking the largest residential contract in Abu Dhabi.
Al Hudayriyat Island stands as a flagship development that combines premium lifestyle offerings with sustainable urban planning, reinforcing Abu Dhabi’s position as a global destination for investment, tourism, and modern living.
