Abu Dhabi to Build 9,000 Affordable Rental Homes

Abu Dhabi’s Department of Municipalities and Transport (DMT) has partnered with Aldar to develop two major integrated residential communities that will deliver 9,000 value housing rental units across the emirate.

The projects, located in Mohamed Bin Zayed (MBZ) City and Baniyas, are part of the government-led Value Housing Programme aimed at expanding access to high-quality, affordable housing. This initiative aligns with Abu Dhabi’s long-term urban development strategy focused on inclusive and sustainable communities.

Under the agreement, Aldar will take charge of the development, leasing, and management of the communities, while DMT will provide long-term land leasing rights. The total gross development value of the projects stands at AED 2.8 billion.

These new developments will further strengthen Aldar’s growing develop-to-hold portfolio, which has now reached AED 20.1 billion. The portfolio already includes key residential rental projects on Yas Island and in Al Shamkha.

Strategic Locations and Community Features

The Baniyas development will be strategically located along the Abu Dhabi–Al Ain (E22) highway and will feature more than 30 residential buildings. It will offer a mix of residential units alongside retail outlets, recreational facilities, and green open spaces.

Meanwhile, the MBZ City project will provide a mixed-use residential community that includes both single-occupancy units and multi-tenant apartments. The development will also feature essential retail and on-site amenities designed to support everyday living.

Both communities are scheduled for completion by 2029 and are designed with accessibility and convenience in mind. They will offer direct connectivity to major road networks and public transport systems.

Residents can expect professionally managed environments with modern amenities, landscaped green spaces, and easy access to essential services, ensuring a comfortable and affordable lifestyle.
