Dubai South awards AED 2bn HAYAT community contract

Dubai South Properties has awarded a major AED 2 billion construction contract to Mohammed Abdulmohsin Al Kharafi & Sons LLC for the development of multiple phases of HAYAT, a premium master-planned community in Dubai South.

Spanning over 10 million square feet, HAYAT is strategically located near Al Maktoum International Airport and is designed as an integrated residential destination focused on wellness, connectivity, and modern living.

The project will feature around 2,500 residential units, including townhouses, semi-detached homes, standalone villas, mansions, apartments, and hotel apartments. The development will offer a variety of layouts ranging from one to five bedrooms, catering to diverse lifestyle needs.

HAYAT emphasizes contemporary architecture with minimalist design, ensuring privacy, flexibility, and spacious living environments for residents.

The community will include a wide range of wellness-focused amenities such as landscaped parks, shaded walking trails, outdoor recreation zones, fitness facilities, community pools, and dedicated social spaces. In addition, a retail boulevard and community mall will provide shops, cafés, and essential services. The master plan also incorporates lagoons and a scenic lake, enhancing the overall lifestyle experience.

The development offers strong connectivity to key infrastructure and economic hubs, including Sheikh Mohammed bin Zayed Road, Emirates Road, Jebel Ali Free Zone, and Dubai South Free Zone.

Construction is scheduled to begin in the second quarter of 2026, with the initial phases expected to be completed by 2028.

Nabil Al Kindi, Group CEO of Dubai South, stated that the project has seen strong demand since its launch in 2025. He highlighted that the contract award marks a significant milestone in delivering HAYAT and aligns with Dubai South’s long-term vision, including the Dubai 2040 Urban Master Plan and the Dubai Economic Agenda D33.

Dubai South continues to enhance its residential ecosystem with essential infrastructure and lifestyle amenities, including parks, sports facilities, retail outlets, a large hypermarket, a mosque, fuel station, and public transport connectivity to the Expo Metro station. The area also hosts a GEMS Founders School, while a major shopping mall is currently under development.
