Vision Behind the Project

The launch of The VIP Terminal Boulevard is directly linked to the vision of His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President, Prime Minister of the UAE, and Ruler of Dubai. His leadership has played a big role in making aviation one of the strongest pillars of Dubai’s economy.

His Highness Sheikh Ahmed bin Saeed Al Maktoum, Chairman of Dubai Civil Aviation Authority, Chairman of Dubai Airports, and Chairman and Chief Executive of Emirates Airline and Group, explained that the new development reflects Dubai’s long-term commitment to aviation. He said that the growing demand for aviation services in the emirate is proof of Dubai’s advanced ecosystem, which has already gone beyond the expectations of the global aviation industry.

As the emirate moves closer to completing the Al Maktoum International Airport, this new boulevard will play an important role in cementing Dubai’s status as a global leader in aviation.

What is The VIP Terminal Boulevard?

The VIP Terminal Boulevard is not just a simple construction project—it is a vision for the future.

  • Size and Layout: The boulevard will stretch over 769 metres in length and will feature 16 premium buildings. Together, the buildings and facilities will cover an impressive 204,000 square metres.

  • Location: It is being built right next to the existing VIP Terminal at MBRAH, which is already experiencing record growth in business aviation movements.

  • Purpose: It is designed to welcome leading aviation companies, private jet service providers, luxury retailers, and other related businesses.

This development will create an integrated ecosystem where aviation companies and luxury brands can work side by side, making it easier for them to grow their presence in Dubai and the wider region.

Phased Development Plan

The entire project will not be completed at once. Instead, it will be delivered in phases starting from 2026. This phased approach ensures that the facilities can be developed carefully, with every detail meeting the highest global standards.

One of the first buildings under construction is Aviation One, a six-storey tower within the boulevard. Aviation One is being designed with modern architecture and advanced functional layouts, showcasing MBRAH’s commitment to both innovation and excellence.

Why is This Project Important?

Aviation has always been a backbone of Dubai’s economy. Projects like The VIP Terminal Boulevard help ensure that the emirate remains a world-class destination for aviation services.

Here are some reasons why this project is so important:

  1. Meeting Growing Demand: Business aviation is on the rise, with more companies and private jet movements recorded each year. The boulevard provides the space and services to handle this growth.

  2. Attracting Global Companies: With its premium facilities, Dubai can attract top international aviation players, luxury retailers, and service providers.

  3. Boosting Dubai’s Economy: By strengthening aviation, Dubai continues to diversify its economy and attract investment from around the world.

  4. Supporting Al Maktoum International Airport: As the world’s largest airport takes shape, the boulevard will complement its operations and add value to the aviation ecosystem.

A Message from the Leaders

During the announcement, Sheikh Ahmed bin Saeed Al Maktoum said:

  • “Aviation has always been one of the fundamental pillars of Dubai’s economy. The growing demand for aviation services is a direct reflection of the vision of His Highness Sheikh Mohammed bin Rashid Al Maktoum. The advanced ecosystem at MBRAH is beyond the industry’s expectations. As we progress towards the completion of Al Maktoum International Airport, Dubai will further cement its role as a global leader in aviation.”

He also added:

  • “The VIP Terminal Boulevard is a significant addition to the world-class facilities at MBRAH. It will open new opportunities for leading aviation companies and luxury brands, while further strengthening Dubai’s position as a premier destination for companies and a key player on the global aviation map.”

MBRAH – A Hub for Aviation Excellence

The Mohammed bin Rashid Aerospace Hub is not just a place for terminals and offices. It is a fully developed free-zone destination designed specifically for the aviation industry.

Here’s what it offers:

  • Connectivity: MBRAH gives global aerospace companies strong connections to airlines, private jet operators, and markets around the world.

  • Diverse Facilities: It hosts maintenance centres, training schools, and education campuses to prepare the next generation of aviation professionals.

  • Opportunities for Growth: By offering space and support for aviation-related businesses, MBRAH helps global companies set up and expand their operations in the Middle East.

Impact on Dubai and Beyond

The VIP Terminal Boulevard is expected to create a long-lasting impact on Dubai’s aviation industry and the global market.

  • For Aviation Companies: It gives them a chance to operate in one of the most advanced ecosystems in the world.

  • For Luxury Brands: It offers a platform to connect with high-net-worth clients who frequently use business aviation services.

  • For Dubai’s Economy: It will bring new investments, jobs, and opportunities, further diversifying the economy.

  • For Passengers and Visitors: The boulevard will make travel more seamless, enjoyable, and luxurious, ensuring Dubai remains a favourite destination for global travellers.

As construction progresses, Dubai is setting a strong example for how cities can prepare for the future of aviation. The phased completion starting in 2026 will bring new energy to the region and create a unique blend of business, luxury, and innovation.

The VIP Terminal Boulevard is more than just a development—it is a statement of Dubai’s ambitions. It shows the world that the emirate is not just keeping up with global aviation trends, but also setting new benchmarks for others to follow.

The Mohammed bin Rashid Aerospace Hub’s launch of The VIP Terminal Boulevard marks a new chapter in Dubai’s aviation journey. With its strategic location, premium facilities, and visionary leadership, the project is set to attract global aviation companies, luxury retailers, and top investors.

As Dubai moves closer to completing the Al Maktoum International Airport, the emirate is positioning itself as the undisputed global leader in aviation. The VIP Terminal Boulevard will not only strengthen Dubai’s economy but also serve as a shining example of how vision, innovation, and determination can shape the future of industries worldwide.
