In Abu Dhabi, Modon Properties, a division of Q Holdings, is transforming Hudayriyat Island's sandy landscape into a breathtaking residential community. This ambitious project features two upscale neighborhoods: Nawayef and Al Naseem, offering freehold luxury homes with stunning views of the waterfront and Abu Dhabi skyline.
Nawayef, inspired by California's Newport Hills, sits atop a 55-meter high hill, providing panoramic vistas of the Arabian Gulf and Abu Dhabi's skyline. With 84 distinct properties, Nawayef offers customized luxury living spaces flooded with natural light. The neighborhood boasts 19 villa types strategically positioned to create an authentic village ambiance.
On the other hand, Al Naseem offers a tranquil, family-friendly atmosphere with low-density housing surrounded by various amenities, including a private country club with a pool, gym, spa, and mosque. Residents can choose from two facade designs for each villa, ranging in size from 490 to 620 square meters, integrating indoor and outdoor spaces seamlessly.
These developments are part of Hudayriyat Island's masterplan, which includes world-class amenities such as Surf Abu Dhabi, Velodrome Abu Dhabi, and Marsana, the largest urban park in the emirate, along with over 220 kilometers of bike paths. Bill O'Regan, group CEO of Q Holdings, believes that Nawayef and Al Naseem will set new standards in modern island living, solidifying Hudayriyat Island as a premier waterfront destination.
