Dubai Branded Residences to Grow 80% by 2030, New Market Data Reveals

Dubai, United Arab Emirates – December 19, 2025: Dubai is entering a powerful new stage in its luxury property journey. Fresh market data shows that the city’s branded residences sector is growing faster than anywhere else in the world.

According to new figures shared by Dubai-based real estate consultancy VVS Estate, the number of branded and lifestyle-linked residential projects in Dubai is expected to increase by 80 percent, reaching nearly 250 projects by the year 2030. This strong growth further confirms Dubai’s position as the global capital of branded living.

Global research also supports this trend. The Savills Branded Residences 2024/25 Report reveals that the branded residences market worldwide has grown by more than 180 percent over the last decade. At present, more than 700 branded projects are already completed globally, while another 790 developments are under construction or in planning.

Dubai leads this global movement. Savills confirms that nearly 140 branded residence projects are already active in the city, the highest number anywhere in the world. The wider EMEA region now accounts for almost 30 percent of global branded residence supply. Within this region, the Middle East stands out, holding around 12 percent of global inventory and showing the strongest growth outlook, with supply expected to rise by about 120 percent by 2030.

Valentina Rusu, Founder of VVS Estate, said that combining Savills’ findings with Property Finder data, which lists more than 2,300 off-plan developments across the UAE, clearly points to strong future expansion.
She explained that Dubai’s branded residence projects alone are on track to grow by 80 percent, possibly touching 250 developments by 2030.

Another key trend shaping this market is the rise of private and early-access launches. Many high-end projects are now being quietly shown to select brokerages before public announcements. One such example is Palace Hillside in Dubai Hills Estate, which has already been previewed to a small group of industry leaders. This shift shows that luxury buyers are now looking for trusted advisors with exclusive access, rather than traditional sales agents.

Several major branded projects in Dubai already have confirmed delivery timelines. These include Address Residences The Bay (2026), St. Regis Residences Downtown (2026), Vida Residences Dubai Hills (2027), Palace Residences Dubai Hills (2028), Six Senses Dubai Marina (2028), and Address Residences Dubai Hills (2029). These projects regularly share construction updates and payment plans, which strengthens investor trust and highlights Dubai’s transparent real estate market.

The future of Dubai property is not limited to homes alone. New developments are combining living, hospitality, wellness, and workspaces into one lifestyle. Projects such as Lumena Alta by Omniyat, a 380-metre tower featuring a five-star sky hotel, wellness spaces, and offices, show how Dubai is moving from simple branded homes to full “branded life” districts.

Valentina Rusu added that branded residences are about more than luxury. Buyers today are investing in a complete lifestyle, backed by strong brands, long-term value, and clear vision. This shift is changing how investors view property in Dubai.

With nearly 250 branded and hybrid projects expected by 2030, and numbers possibly reaching 400 by 2035, Dubai is set to remain the world’s most influential market for branded living. The city’s future pipeline is expected to attract global investors, boost international demand, and continue shaping the future of luxury real estate across the MENA region.
