Dubai Rises as MENA’s Wellness-Focused Luxury Property Hub

Dubai, UAE | 02 February 2026 — Dubai is rapidly establishing itself as the Middle East’s leading hub for wellness-focused real estate, as affluent global buyers increasingly prioritize quality of life, health, and longevity over traditional markers of luxury.

The global wellness real estate sector—properties intentionally designed to enhance physical, mental, and emotional wellbeing—has more than doubled in value since 2019 and is forecast to reach USD 1.1 trillion by 2029. The Middle East is playing a pivotal role in this expansion, with Dubai emerging at the forefront of the regional transformation.

According to data from the Global Wellness Institute (GWI), the MENA region is the world’s second-fastest-growing wellness real estate market, expanding at an annual rate of just over 22%, trailing only Latin America–Caribbean (24%) and outperforming Europe (22.4%). This growth reflects a fundamental shift in buyer priorities across the luxury property landscape.

“Luxury real estate has undergone a profound evolution,” says Talal M. Al Gaddah, CEO and Founder of the Keturah luxury brand. “Value is no longer defined solely by location, size, or brand recognition. Today’s buyers are asking deeper questions—about health, wellbeing, and how their living environment can positively impact their lives.”

Modern buyers, Al Gaddah explains, are focused on outcomes rather than aesthetics alone. “They want to know whether their home will help them sleep better, feel calmer, improve their mood, and support their family’s overall wellbeing. Connection to nature, clean air and water, and scientifically designed spaces are now essential—not optional.”

This philosophy underpins the development of Keturah Reserve, a AED 5.7 billion luxury residential community in Meydan, described as the region’s first fully wellness-integrated neighbourhood. Every architectural and design decision within the project is guided by wellness science, from spatial planning to material selection.

Homes at Keturah Reserve feature natural materials, abundant greenery, and biophilic design elements that encourage daily interaction with nature. Advanced bio-living technologies—including air and water purification systems and circadian lighting—are incorporated to enhance sleep quality, energy levels, and emotional balance.

Dubai’s luxury real estate sector is increasingly shifting away from volume-driven growth toward innovation-led development, with projects designed to meet genuine lifestyle and health needs. This transition is reinforcing Dubai’s reputation as a forward-thinking global destination for premium living.

Market trends indicate that most luxury buyers are either long-term investors (five years or more) or medium-term investors (two to four years). However, the distinction is now driven less by timeframe and more by purpose.

“The lifestyle investor views their property as a long-term sanctuary—a primary or secondary home that supports family wellbeing,” Al Gaddah notes. “They commit for at least five years because their return on investment is measured in health, happiness, and quality of life.”

In contrast, the strategic investor recognizes the growing scarcity and demand for wellness-focused luxury assets. “These investors understand that early entry into the wellness real estate segment in this region offers strong capital appreciation,” he adds. “They typically hold for three to five years before exiting with substantial returns.”

Despite differing motivations, both investor profiles share common expectations: uncompromising quality, developer credibility, long-term asset appreciation, and clear exit opportunities. They are also willing to pay a premium for properties that deliver measurable lifestyle and wellness benefits.

As Dubai’s luxury real estate market continues to expand, investor confidence remains strong. Rather than signaling oversupply, the city’s ongoing development momentum is widely seen as proof of market resilience, innovation, and Dubai’s enduring appeal as a global capital for luxury, lifestyle, and wellness-driven living.
