Dubai South, the largest master-planned city in Dubai focusing on aviation, logistics, and real estate, wrapped up 2024 on a high note with impressive achievements across its different districts.
Throughout the year, Dubai South welcomed 415 new companies, bringing the total number of businesses operating there to 4,044. Additionally, 94% of existing companies chose to continue their operations, highlighting the strong business environment and trust in Dubai South.
One of the biggest successes came from the Dubai South Business Park, which saw a remarkable increase in office space leasing. Over 500,000 square feet of office space was rented out, reflecting a 300% surge compared to 2023.
Dubai South Properties also had a productive year. It completed Phase 1 of The Pulse Beachfront, delivering more than 200 residential units. Another 500 units are currently under construction and are expected to be completed in the first half of 2025. In response to the growing demand for homes, Dubai South launched South Living, a new residential project that sold out quickly. A contractor has already been appointed, and construction is underway.

Education also saw a boost in Dubai South last year. GEMS Founders School officially opened its doors, welcoming over 500 students. Additionally, an agreement was signed with BT Properties, Asia’s largest private real estate developer, to build a gated master community within Dubai South’s Golf District.
The Logistics District had several milestones, further cementing its role in strengthening the UAE’s logistics industry. Some of the key developments included the opening of FedEx’s state-of-the-art regional hub for air and ground operations, the launch of Boston Scientific’s distribution center at Hellmann Calipar Healthcare Logistics, and dnata Logistics breaking ground on a new facility. Another major achievement was the successful completion of the first phase of the UAE’s autonomous vehicle trials, conducted in collaboration with Evocargo.
The Mohammed bin Rashid Aerospace Hub (MBRAH) also had a busy year, attracting major aviation companies. Several agreements were signed with industry leaders to set up operations at the hub. This includes International Energy Resources (IER), which will establish an advanced maintenance, repair, and overhaul (MRO) facility with an engine test cell. ATS Technic and Liebherr Aerospace will also launch their own MRO centers, while SG Aircraft Maintenance Services and Sun Air Aircraft Maintenance Services will begin operations. Additionally, Tim Aerospace broke ground on its new facility, while Jet Flight Services and Comlux officially opened their new centers at MBRAH.
Reflecting on the achievements of the year, HE Khalifa Al Zaffin, Executive Chairman of Dubai Aviation City Corporation and Dubai South, expressed his pride in the progress made. He noted that attracting new businesses and maintaining a high retention rate show the confidence that companies have in Dubai South. He emphasized that Dubai South’s success in aviation, logistics, and real estate contributes significantly to the government’s vision, economic diversification, and future growth plans. He further reaffirmed Dubai South’s commitment to innovation, top-quality infrastructure, and sustainable development to meet the evolving needs of businesses.
Dubai South is a key urban development in Dubai designed to support the aviation and logistics industries. It will eventually house the world’s largest airport and is strategically designed with a multi-modal transport system that seamlessly connects air, land, and sea. With its top-tier infrastructure and business-friendly ecosystem, Dubai South continues to position itself as a leading hub for trade, business, and modern urban living.
