During his tour, Sheikh Mohammed instructed officials to speed up the process of allocating and handing over the residential units. He stressed the importance of making sure these procedures follow all approved regulations and requirements. His Highness highlighted that providing suitable housing for Emiratis is one of Dubai’s top priorities for development.
This directive is part of a broader effort to accelerate urban and infrastructure projects aimed at offering world-class services and amenities. These initiatives are designed to improve the well-being of residents and support Dubai’s long-term sustainable growth. They also align with the emirate’s economic and social plans, including the Dubai 2033 Plan, which aims to secure a bright and stable future for all citizens.
During the visit, Sheikh Mohammed received a detailed briefing from His Excellency Omar Hamad Abdullah Hamad Bu Shehab, CEO of the Mohammed Bin Rashid Housing Establishment. He explained the key features of the Al Khawaneej Villas complex, which includes 1,050 residences designed to meet the diverse needs of citizens. The housing options include single, twin, and townhouse villas, specifically for those eligible for housing loans through the Mohammed bin Rashid Housing Establishment.
The project is seen as a model neighborhood that reflects Dubai’s vision of building communities that enhance residents’ quality of life. Sheikh Mohammed reviewed various aspects of the development, including its focus on green spaces and open areas. He also emphasized the importance of designing neighborhoods that allow safe and convenient movement without the need for cars.
Sustainable construction practices have been used throughout the project, following global best standards. Key elements include landscaped roads, pedestrian walkways, and essential public facilities to meet residents’ daily needs. The development aims to create a balanced, eco-friendly environment for all.
His Excellency Omar Bu Shehab highlighted that the Mohammed Bin Rashid Housing Establishment is fully committed to carrying out His Highness’s vision. The goal is to provide integrated residential environments where citizens feel comfortable, secure, and supported. The establishment is also working on future housing solutions that meet modern urban planning standards.
To make the villa allocation process smooth, a dedicated center has been set up. This center offers financial services, housing guides, and partnerships with telecom and furniture companies. Special offices are available to help senior citizens and people of determination. Additionally, the allocation process has been made fully digital through the ‘Emirati’ platform on the Dubai Now app.
The Al Khawaneej 2 housing project features three modern residential designs and a wide range of community facilities. These include a commercial and service center, tracks for pedestrians and cyclists, a park, playgrounds, and a nursery for children.
Previously, Sheikh Mohammed approved an AED65 billion housing budget for Emirati citizens in Dubai, covering the period until 2040. This historic decision reflects the leadership’s strong commitment to the housing sector and its mission to create a supportive and sustainable living environment. The initiative aligns with Dubai’s vision to offer a high quality of life and strengthen its reputation as one of the best cities to live in worldwide.
