Shares of real estate companies surged on Tuesday, lifting the Nifty Realty index and ending a five-session losing streak. The index climbed over 1% to 898 in morning trade, emerging as the top sectoral gainer of the day.
The sudden rally comes amid comments from Reserve Bank of India Governor Sanjay Malhotra, who indicated there is room to reduce policy interest rates. Lower rates are expected to ease home loan EMIs, potentially boosting housing demand and spurring gains in real estate stocks.
Top Movers on the Realty Index
Leading the charge, Anant Raj and Phoenix Mills rose more than 3% each. Prestige Estates gained around 2%, while Brigade Enterprises climbed over 1%. Other notable performers included Sobha, Godrej Properties, Oberoi Realty, DLF, and Macrotech Developers (Lodha), each up nearly 1%.
Why the Sector Corrected Earlier
Real estate stocks had fallen over 6% in the past five sessions. Analysts explain that the decline was not due to a weakening sector but a “healthy correction” after valuations had surged ahead of fundamentals. Key demand drivers, including urbanisation, infrastructure growth, and evolving housing needs, remain strong.
Affordability concerns in premium segments and slower sales in select markets had temporarily cooled investor sentiment. However, underlying metrics like urban incomes, job growth, and rental yields continue to support the sector’s long-term outlook.
Market Outlook
Despite short-term volatility, the real estate sector shows resilience. Analysts suggest that Q4 results, coupled with government reforms and economic growth, could further strengthen stock momentum. The mix of structural demand in metro areas and disciplined financial management among developers indicates optimism for FY26.
