SIORA: Japanese-Inspired Coastal Masterplan by BEYOND

Dubai, United Arab Emirates – BEYOND Developments, the design-led real estate innovator shaping next-generation waterfront destinations in the UAE, today unveiled SIORA, its first beachfront masterplan on Dubai Islands and the company’s second large-scale community within a year. The launch highlights BEYOND’s rapid growth and its alignment with Dubai’s long-term urban vision.

Spanning over 2 million square feet, SIORA is conceived as a serene coastal sanctuary inspired by Japanese garden principles, emphasizing balance, clarity, and the quiet rhythm of coastal life. The masterplan draws from the Japanese philosophy of Ikigai, encouraging purpose, fulfillment, and mindful living. Through architecture and landscape design, SIORA aims to foster wellbeing and restore harmony between residents, nature, and place.

SIORA is planned as a pedestrian-friendly coastal district, where nature guides the daily rhythm of life. Over 70% of the masterplan is dedicated to open green spaces, creating more than 1.5 million sqft of landscaped areas that seamlessly integrate with the coastline. The development features 6 km of continuous beachfront, connecting residents to the sea and outdoor wellbeing.

Shaded pathways, landscaped terraces, and cooler microclimates encourage effortless movement and social interaction throughout the day.
