Sharjah is stepping into the future of real estate in a way that balances both modern development and care for the environment. At the 14th International Government Communication Forum (IGCF 2025), held in the emirate, officials and experts revealed how Sharjah’s real estate sector is shaping a bright, sustainable future that welcomes investors from all over the world while also protecting the planet for future generations.
AED 27 Billion Transactions in First Half of 2025
The numbers show just how successful Sharjah’s approach has been. In just the first six months of 2025, the emirate recorded AED 27 billion worth of real estate transactions. This came from more than 6,600 investors representing 109 different nationalities.

According to Saud Abdul Aziz Al Khayal, Deputy Director of the Real Estate Regulatory Department at the Sharjah Real Estate Registration Department, this success proves Sharjah has become a special destination where people can not only invest but also live and work peacefully.
He described Sharjah’s model as “a unique and sustainable one, making the emirate an attractive global investment hub that brings together housing, jobs, and stability.”
Building a Real Estate Sector Around Quality of Life
One of the key themes of the session titled “From Sharjah Real Estate to a Quality of Life Strategy” was that real estate is not just about buildings and money. It is about creating a complete lifestyle where residents can enjoy comfort, stability, and community.
Sharjah has been putting people at the heart of its planning by combining economic growth with environmental care. This way, the emirate is not only welcoming investors but also making sure residents enjoy a high quality of life.
Sharjah Sustainable City: A Model for the Region
Sharjah’s commitment to eco-friendly development was shown through the success of Sharjah Sustainable City, which was first launched in 2019.
Phase 1 dedicated more than 60% of its area to green spaces and included 1,000 housing units. These homes were so popular that they sold out in just one day.
Phase 2 followed soon after, proving the growing demand for such eco-friendly communities.
Phase 3 will soon be launched and will include the planting of 100,000 trees, further strengthening the emirate’s green vision.
This project is based on recycling and sanitation technologies, making it a living example of how cities can grow while still protecting the environment.
Laws and Digital Services for a Better Future
Al Khayal also spoke about two major areas Sharjah is focusing on:
Flexible Legislation – Laws and rules that keep pace with modern changes but also ensure fairness for both property owners and investors. This gives investors the confidence that their rights are always protected.
Digital Transformation – By next year, all real estate services in Sharjah will become fully digital. This will make processes faster, easier, and more transparent for everyone involved.
Building with Green Concrete
Another highlight came from Engineer Abdullah Mahmoud Salem, Head of the Engineering Studies Department at the Sharjah Department of Housing. He explained how Sharjah has been using green concrete in its projects.
Green concrete is created by replacing part of the traditional cement with eco-friendly materials. This reduces the amount of carbon released into the air. At first, the department tested it in small pilot projects. Once they saw its success, they expanded its use to all construction regulations. Now, it is applied in every housing project, whether small houses or large complexes.
Big Reductions in Energy and Emissions
Salem shared the results of using these sustainable methods:
30% less energy consumption in projects.
80% reduction in carbon emissions compared to traditional methods.
This not only helps the planet but also improves health and reduces long-term costs. He also noted that sustainability includes modern architectural designs that make homes more comfortable and communities more attractive.
Safety Through Technology: The Hassantuk Initiative
Salem also spoke about safety in housing. He highlighted the Hassantuk initiative, which installs smart devices in homes and buildings. These devices are directly connected to the civil defence systems and give early warnings in case of fire.
This ensures faster response times and greater protection for residents. Salem explained that this is part of Sharjah’s larger vision of balancing environmental, social, and economic priorities.
A Vision That Combines Growth and Responsibility
The session at IGCF 2025 clearly showed that Sharjah is not only growing its economy but also doing so responsibly. By focusing on sustainability, digital transformation, investor rights, safety, and quality of life, the emirate has built a model that many other regions can learn from.
Sharjah’s strategy is proof that development can be about more than tall buildings and money—it can be about green living, secure communities, and a better future for generations to come.
