Abu Dhabi’s property market is getting a big addition with the launch of Fahid Island, a massive new project by Aldar worth over Dh40 billion. This island is designed to be a special place to live, with a strong focus on wellness, nature, sustainability, and community life.
The island is spread across 2.7 million square metres and will have more than 6,000 luxury homes, a 10-kilometre fitness path, 4.6 kilometres of sandy beaches, and a peaceful waterfront promenade. The project was officially announced on Monday.
What makes Fahid Island stand out is that it is being called Abu Dhabi’s first coastal wellness island. It has already earned a Fitwel certification, which is a global award given to places that promote healthy and active lifestyles. In fact, this is the first island in the world to receive this certification.
Fahid Island is located in a prime spot — between Yas Island and Saadiyat Island — and is close to major places like Zayed International Airport, cultural landmarks, and popular attractions. All of these are just a 15-minute drive from the island.

Homes on the island will be designed by world-famous architects, including Kengo Kuma and Koichi Takada from Japan, ACME from London, and NAGA Architects from the UAE. The first phase, known as Fahid Beach Residences, will have seven mid-rise buildings, with 65 apartments in each. There will also be townhouses and ultra-luxury villas added later.
Mohamed Al Mubarak, Chairman of Aldar, said that Fahid Island builds on the success of other popular destinations like Saadiyat and Yas Islands. He explained that this new project will set a new standard for luxury living in Abu Dhabi and bring people closer to nature and healthier lifestyles.
One of the highlights of the island is that over 30% of the area will be left as natural green spaces. This includes mangrove forests, gardens, and shaded walking paths. A 10km-long landscaped park, called Berm Park, will be part of a wider cycling loop across Abu Dhabi. It will have three separate cycling paths for residents to enjoy.
A school will also be built on the island through a partnership with a top international education group. This supports Abu Dhabi’s goal of becoming a major center for quality education in the region.
The island will also have a 2km-long main promenade that will be the social heart of the community. It will include cafes, restaurants, art installations, and open areas for people to relax. Another key feature will be the Coral Drive retail street, which will have boutique shops, a ballet school, trendy outlets, and more.
According to Talal Al Dhiyebi, CEO of Aldar Group, Fahid Island is being launched at a time when many people, both from the UAE and abroad, are looking to invest in high-quality real estate. He said this is one of Abu Dhabi’s biggest residential masterplans ever developed.
The project isn’t just about beautiful homes and views. It also meets top sustainability standards. Along with the Fitwel certification, Fahid Island has received LEED Platinum precertification for green cities and is aiming for a 3-Pearl Estidama rating, which shows its commitment to protecting the environment and building a healthy future.
