Dubai's Real Estate Regulatory Authority (RERA) has intensified efforts against deceptive online property advertisements, marking a pivotal shift in the city's real estate dynamics.
The updated RERA policy anticipates a substantial 40% reduction in property sales ads on various real estate platforms. It specifically targets the misuse of developers' No Objection Certificates, curbing agents' mass advertising of individual units that contributed to digital clutter.
The introduction of digital form A, the official advertising permit for rental properties, is poised to slash 50% of current online property rental ads. This enforcement aligns with RERA's broader strategy to enhance transparency, streamlining decisions for buyers, sellers, and tenants.
The expected decrease in property ads carries immediate implications. Firstly, stakeholders can make informed decisions amid reduced clutter, distinguishing genuine from fraudulent ads. Secondly, scarce listings may expedite transactions, potentially driving prices higher with increased demand.
RERA insists every online property ad accurately represents the promoted real estate, fostering a transparent market environment and protecting consumers.
Despite stringent regulations, real estate agents and portals sometimes creatively interpret RERA's guidelines, affecting market dynamics. The consequences include reputational challenges, distorted market perceptions, and diminished returns for legitimate listings.
