Dubai Real Estate Booms with $18 Billion in Sales in May 2025

Dubai’s property market reached a new record in May 2025, with more people buying homes and investing in real estate. According to Property Finder, there were 18,700 transactions that added up to AED66.8 billion, which is about $18.2 billion. Compared to the same month last year, that’s a 6 percent rise in the number of deals and a 44 percent jump in the total value. This growth shows that buyers and investors continue to trust the Dubai market, with strong interest in both newly built homes and properties already ready to move in.

The biggest growth came from new, ready-to-move-in properties. These sales jumped massively in both value and number, reaching AED17.9 billion across 2,400 deals. That’s more than four times the value seen last year. At the same time, resale properties, also known as secondary ready homes, also saw a strong increase. There were over 6,000 such deals in May, worth AED24 billion, showing that buyers remain active across all parts of the market.

Off-plan and newly ready homes did especially well, reaching a total of AED37 billion. Even resale homes performed strongly, with the total reaching AED29 billion from over 8,000 deals. Areas like Business Bay attracted luxury buyers and high-value investments, while Al Barsha saw a large number of total transactions. One of the most eye-catching deals was a single plot of land in Palm Deira that sold for AED1.5 billion, showing how much confidence big investors have in Dubai’s long-term growth.

When it comes to what people are looking for, apartments remain the top choice. Most rental and buying searches were for apartments, with many renters searching for studio units while buyers showed more interest in one-bedroom apartments. This shows that buyers are thinking about comfort and long-term value, especially with the rising number of people moving to Dubai. In fact, nearly 1,000 new residents are settling in the city every day, which is twice the rate compared to last year.

Cherif Sleiman, Chief Revenue Officer at Property Finder, said that just when April seemed like Dubai’s best month ever for real estate, May came in even stronger. He pointed out that the Dubai Land Department recently launched the region’s first approved tokenised property platform, giving investors more modern and flexible ways to buy into the market.

Experts say this strong momentum is likely to continue through 2025. More interest from global investors, strong sales in both new and luxury properties, and the growing population all suggest that Dubai’s real estate market is in a very healthy place. Even as the world faces economic uncertainty, Dubai continues to show why it remains one of the most attractive cities for property investment.
