Dubai South, recognized as the largest single-urban master development in the world, is taking another significant step in strengthening its role as a global logistics and aviation hub. Known for its comprehensive focus on aviation, logistics, and real estate, Dubai South is now set to host a major new facility from Toll Group, a worldwide logistics leader, along with its majority-owned company, CWT-SML Logistics. The groundbreaking ceremony for this upcoming distribution centre took place recently within Dubai South’s Logistics District. This expansion underlines the companies’ shared commitment to offering world-class logistics solutions across the Middle East and North Africa (MENA) region.
The new distribution centre is planned to be an impressive 25,000 square metres in size. The facility will include a combination of warehouse space, mezzanine levels, and office areas. Designed to handle high volumes of goods efficiently, the warehouse will have a capacity to store over 30,644 pallets. In addition, the centre will feature a general palletised cargo area divided into four separate chambers. These chambers are designed with flexibility in mind and can be customized to meet the specific needs of customers even before the warehouse is fully operational.

A standout feature of the new facility is its focus on temperature-controlled chambers. These chambers will be equipped with Very Narrow Aisle (VNA) racking systems, which are designed to maximize storage efficiency and allow for easy movement of goods. The facility is being constructed to meet LEED Silver Certification standards, demonstrating a commitment to sustainable construction and environmentally friendly practices. This includes careful selection of materials and adherence to energy-efficient processes during the construction and operation of the warehouse.
According to the project timeline, the new distribution centre is expected to be fully operational by August 2026. Once completed, the facility will serve as a central hub for a wide range of logistics services. These services will include third-party logistics (3PL), comprehensive inbound and outbound stock management, and other value-added services (VAS) tailored specifically for clients in the MENA region. Furthermore, the centre will support both local and cross-border transportation, allowing for smooth and efficient distribution of goods throughout the region.
Mohsen Ahmad, the CEO of the Logistics District at Dubai South, shared his excitement about the project, stating: “We are delighted to mark this milestone with Toll Group. This facility will not only increase the capacity and efficiency of the sector but will also contribute to Dubai’s vision of becoming the world’s most connected and sustainable logistics hub. Suhail Qureshi, Chairman of the CWT-SML Board, also expressed his enthusiasm. This new facility in Dubai South represents a significant step in further expanding the company’s presence in the MENA region, bringing its expertise and advanced logistics solutions closer to clients who need reliable and innovative services.
Dubai South’s Logistics District is strategically designed to provide seamless access to major transportation hubs. The district features a bonded logistics corridor connecting directly to Jebel Ali Port, one of the busiest ports in the region. It also includes multiple zones that offer direct access to cargo terminals at Al Maktoum International Airport, enhancing the efficiency of air freight operations. Among its specialized zones are EZDubai, a fully dedicated e-commerce free zone, and a Contract Logistics Zone, both of which are designed to support specialized business operations and streamline logistics processes.
The establishment of this new distribution centre also emphasizes Dubai South’s commitment to building a sustainable and highly connected logistics ecosystem. The facility’s construction and operation are being planned with sustainability in mind, reflecting the broader vision of Dubai to promote environmentally responsible growth while maintaining its status as a global logistics hub.
Beyond the physical infrastructure, the new facility will enhance the quality of services available in the region. Businesses operating in the MENA region will benefit from advanced storage solutions, flexible warehousing options, and specialized services designed to handle a variety of goods efficiently. The inclusion of temperature-controlled storage, for instance, allows for the safe handling of sensitive products such as perishable foods, pharmaceuticals, and other items requiring regulated conditions. This not only improves efficiency but also ensures that goods reach their destination in optimal condition.
